How much is the sales fee?
Our typical sales fee is 1% +VAT, all-inclusive, on a no-sale no-fee basis – you only pay when your property is sold.
Should I use more than one estate agent?
Using more than one estate agent can be a bad idea. In most instances, we advise sellers against doing this – even if it means we miss out on a sale. This can sometimes seem counterintuitive, but there are several reasons, which many sellers (and many agents) don’t think about.
Which areas do you cover?
We’re based in Harrogate and sell properties throughout Yorkshire, Cumbria and the surrounding areas – though we’re also very happy to sell in other parts of the UK for existing or recommended clients.
Do you sell properties like mine?
We sell all types of property, and we’re particularly experienced with period, rural, listed and unique homes – as well as barns, land, smallholdings, guest houses and mixed-use property.
Do you only sell ‘posh’ properties?
Not at all. Most of the properties we sell range from around £100k to £1M, but we’re happy to help with properties of any value – recently from £25k to £6M – in towns and cities as well as villages, hamlets, coastal and rural areas.
Do you accompany viewings?
Yes – whenever you’d like, 7 days a week including evenings. We give you prompt feedback after every viewing, and keep in regular contact throughout your sale.
What days are you open?
Monday to Friday 9am – 6pm, Saturday 9am – 5pm and Sunday 10am – 4pm – with evening and weekend appointments for valuations and viewings.
Are we tied into a long contract?
No. There’s no minimum contract period – just a simple contract and a rolling notice period, right from the start.
Are there any hidden extra charges?
No. There are no set-up fees, no hidden extras and no withdrawal fees. Photography, floorplans, aerial/drone photography and plot maps are all included as standard.
How quickly can you get my property on the market?
It depends. In some cases, we’re able to put a property on the market within 24 hours, and our usual turnaround time is around 48 hours. It mostly depends on things like EPCs, client ID checks and photo processing.
