Why are our probate valuations FREE?
Well, it seems fair: As estate agents, in other scenarios, such a standard house move, we are always happy to provide free valuations to people who are just thinking of selling, so it would feel a little mean to make a charge for an almost identical service (there are a few more technicalities with a probate valuation, but essentially it’s a similar amount of work).

Yes. All of our standard probate valuations are FREE. Technically these are ‘estate agent market appraisal’ assessments – commonly known as a valuation. These are usually sufficient for most standard probate requirements.
This free probate valuation service includes a property/site visit, suitable market research, as well as a written follow up letter (posted or PDF by email) for you to keep and use as part of your probate assessment. For this type of service, it is essential to use an experienced, competent and thorough estate agent (which we are).
In some circumstances, particularly where an estate’s overall value is particularly large, complex, or contested, then sometimes a more formal RICS ‘red book’ valuation may be required.
These formal RICS (Royal Institute of Chartered Surveyors) probate valuations can be costly, and so should only be commissioned where necessary. We can also advise you in these circumstances, and for most locations we can usually put you in touch with a local RICS surveyor, who can carry out a formal probate valuation for a reasonable fee.
(For clarity – we won’t charge you for such referrals, and we also don’t ask for any referral fees from the surveyors, so that you are assured of getting the best value for money.)

We include all standard marketing, viewings, for sale board (if you want one), excellent photography, floorplans and powerful exposure on the UK’s largest national property portals (Rightmove and Zoopla).
Where useful, we also include (free of charge) aerial drone photography and plot maps.
We are also open 7 days a week, so that you (and your potential buyers) can easily contact us when you need us.
