Rents currently range from £575 to £1295 – plus an additional service charge.
The service charge is currently £320 per month. This includes heating, hot water and home cooked lunches (residents can opt out of the lunches – see next section for full details).
Calgarth is operated on a not-for-profit basis. Rents and service charges are reviewed at least annually, and they can go up, or down, depending on running costs and inflation.
A home cooked, 3 course lunch is served Monday to Friday (excl Bank Hols) in the residents’ dining room. This also includes free tea and coffee. The inclusive lunch option is subsidised, and currently equates to approximately £5.70 per lunch – which is excellent value.
Most of the Calgarth residents choose to include lunches, as they enjoy the nutritious and freshly prepared food, excellent value, and it is also a great way to keep socially active and regularly catch up with fellow residents/friends.
Lunches are optional though. If you ‘opt out’, the service charge is reduced by £120 per month. Equally, for couples, where both ‘opt in’ for lunches, the monthly service charge is £120 higher.
Residents are welcome to invite guests for lunch. The guest’s lunch is charged at a the normal, unsubsidised, day rate of £12.50 (also the same price for any resident who opts out of lunches, but then chooses to join for an occasional lunch). In either case, the kitchen/manager would require 3 days prior notice.

We offer long term homes, with flexibility. Although we are ideally suited to residents wishing to make Calgarth their long-term, primary home, we offer a flexible ongoing ‘occupancy agreement’ for peace of mind.
Many of our residents stay for several years, with some previous residents having lived at Calgarth for 20+ years.
Prior to a new occupation, flats are normally given a light cosmetic refresh, along with any other upgrades and repairs they may need.
At the start of each new tenancy, in lieu of a traditional security deposit, we ask for a sum equivalent to 1 month’s payment to be lodged with us to cover wear and tear and any updating required at the end of the occupancy.
It is important to note that Calgarth Park is not a care home – we do not provide any in-house medical services or nursing care. At the time of moving in, residents should be able to live independently and to reasonably manage their own affairs (health and financial).
However, we do offer several beneficial facilities to support our residents (eg: on-site manager, emergency call system, lifts and stairlift). Residents are also very welcome to arrange for their own private, daytime care/support visitors, as well as private cleaning/housekeeping.
The staff at Calgarth do have plenty of experience in these areas, and are always happy to help and advise on such matters.
The LDHA is a registered charity and is run on a not-for-profit basis. Their aim is to charge fair market rents, cover running costs, and to reinvest any annual surplus funds back into the long-term maintenance and sustainability of Calgarth Park.
LDHA is managed and run by a dedicated team of volunteer trustees, who meet regularly and oversee the operation of the building and charity.
They are supported by a superb team of permanently employed staff members, who deal with the day to day running of the building, grounds and residents’ services. The team includes a manager, admin/accounts, cook, kitchen staff and housekeeping. Other specialist and maintenance aspects are also assisted by a team of trusted and reliable contractors and professionals.
